Littleton, CO - February 6, 2003 - IRG Environmental, LLC, a subsidiary of International Risk Group, LLC, recently securitized the environmental liability related to the acquisition of the Centre Port II building located at 4200 Amon Carter Parkway in Fort Worth, TX. The buyer is a large private equity fund based in the USA. The site is a former call center facility near DFW International Airport.
IRG Environmental, LLC, provided due diligence, risk management and insurance brokerage services. IRG Environmental, LLC, secured a 5-year, $5 million in environmental insurance, with specific coverages related to mold risk, to cover potential cost overruns or other unforeseen environmental liability.
IRG Assumption, a subsidiary of International Risk Group, LLC, provided liability management services which successfully directed the remediation of the mold contamination within 90 days and on budget. All areas have passed the final clearance criteria outlined below:
- Air samples are collected inside each negative-pressure containment.
Should the entire structure be a contained area, random air samples
are collected in the structure at sample locations selected by the
Industrial Hygienist. A representative number of air samples are
collected to assess microbial concentrations in the entire structure.
The total number of samples to be collected is a judgment made by
the Industrial Hygienist on the inspection date.
- The indoor air sample results are compared to the results for
air samples collected outside the structure. Outdoor sample locations
typically include the upwind and downwind sides of a building.
- The air quality is determined to be acceptable if the airborne microbial species present in each test area are generally representative of the fungal species present in the outdoor environment. Indoor fungal spore concentrations should be less than the average outdoor concentrations. Under most situations, no one (1) microbial species should comprise greater than 80% of the total indoor fungal spore count for each sample. In addition, indoor microbial sampling should not yield air sample results that contain known toxigenic or pathogenic microbial organisms in a concentration greater than 21 spores per cubic meter of air.
IRG Assumption developed and will manage an annual Mold Operations
and Maintenance Plan, which has been implemented for the entire facility
to reduce the potential for future water incursion and mold impacts.
