Acquisition of Environmentally Impaired Real Estate

IRG has the ability to acquire brownfield properties of all sizes where there is some type of environmental impairment.  We are experts in balancing the preferences of stakeholders and integrating the environmental clean-up with the development plan to achieve the highest and best use of a property.  Throughout this process, we work with developers, planners, and the associated communities to create mutually beneficial outcomes.

Investment Criteria

Our ideal investment parameters are as follows:

Contaminated Value / Clean Value – Typically, we acquire real estate with a current “contaminated” market value of $25 million or less and environmental liabilities from $1 million to hundreds of millions.  We will consider properties with a “contaminated” market value in excess of $25 million, and we will consider properties where the liabilities exceed the "clean" market value of the land.

Environmental Impairment – IRG prefers situations where the diagnosis of the environmental impairment is in its earliest stages, as it allows us to draw upon our resources and expertise to tailor site-specific solutions for the unique risk factors involved.

IRG will gladly analyze all opportunities, and with minimal information, we can provide a preliminary opinion on our appetite for acquisition and ability to provide value.  No deal is too big, and no deal is too small.

Compo Chemical
International Risk Group, LLC (IRG) acquired the former Compo Chemical Company, Inc. from Edison S.p.A. (Edison) along with approximately 26.5 acres of contaminated property. IRG will be responsible for the clean-up of the former Shoe Adhesive Manufacturing site in Mansfield, Massachusetts along with the corporate closeout of the former Compo Chemical Company.

General Chemical
International Risk Group, LLC (IRG) acquired a 37-acre property that was previously operated by General Chemical Corporation in Denver, Colorado. IRG will be responsible for the clean-up of environmental impacts and will support the city and county of Denver in developing the property.

Sunflower Army Ammunition Plant
Sunflower Redevelopment, LLC, a joint venture between International Risk Group, LLC and Kessinger/Hunter & Co. LLC, was awarded a $109,000,000 requirements-type contract for the environmental remediation and explosives decontamination of 9,065 acres of land formally known as Sunflower Army Ammunition Plant in Johnson County, KS.
